Tenant Frequently Asked Questions
Q: What do I have to do to see one of your available properties?
Give us a call and we can schedule a time to show you the
property.
Q: Is there an application
fee?
Yes. We charge a $35.00 dollar application fee. That covers a background and
credit check.
Q: What forms do I have to
fill out?
We use a standard Texas
Association of Realtors form. It can be downloaded HERE. (acrobat reader
required)
Q: How is the deposit
determined?
Deposits
are determined by previous rental experience as well as owner requirements.
Q: Are pets allowed?
Pets are only allowed on properties that the owner has approved.
If it is a pet friendly property there will always be an additional pet deposit
required.
Q: When is rent due?
Rent is due the on the 1st day of the month. It is considered late if
received after the 5th day of the month at 5:00pm. Late fees start on the 6th
day. Eviction notices go out on the 12th day of the month if rent is not paid.
We have a strict policy.
Q: What are some of the
requirements to lease one of your properties?
All applications must be completed in full. We conduct credit checks and
check rental references.
You must be at least 18 years of age.
We require that your gross monthly income is 3 1/2 to 4 times the monthly rent.
(example if the rent is $500.00 per month your gross (before tax's) income must
be at least $1750.00 per month. Proof of income must be provided. Pay stub, End
of month LES, if self employed a 1099 proof of income and tax return can
qualify.
